Hired into a new role to directly support the CFO and CEO of Spearline in order to expand the impact of the finance team across the organization (Spearline is a tech company providing phone and webRTC testing tools for companies around the globe - it has recently been acquired by the PE-backed California-based firm, Cyara). Developed an internal revenue projection model to guide sales & customer engagement strategy and implemented a whole-organization suite of KPIs to monitor individual team performance.
Recruited by Hines Ireland to join its Dublin “Build-to-Rent” team which was tasked with developing a substantial portfolio of multifamily residential assets across three Dublin sites with its joint venture partner, APG, a pension fund of global scale. My focus was on development- and investment-management of ongoing projects and evaluating new business opportunities in Dublin for the joint venture platform. Within this role, I was responsible for extensive financial modelling for our existing development projects (including scenario analysis for various mooted bolt-on transactions to expand our projects) and appraisal of potential new projects. Moreover, I was responsible for the completion and delivery of quarterly investor updates to APG along with updating business plans and providing responses for ad-hoc requests. Finally, I engaged extensively with project delivery partners to ensure deliverables were achieved on-time and as agreed - such deliverables included updated schemes of accommodation/designs from architects, legal opinions from counsel, various sundry engineering, environmental and other due diligence reports required in support of planning (entitlement) applications.
I joined Hibernia REIT plc, then a Grade-A office focussed REIT, as an investment analyst reporting to the Chief Investment Officer. Within this role I was responsible for the financial modelling and appraisal of potential new investments and the preparation of Investment Committee memoranda to support these potential acquisitons. Furthermore, I was responsible for the management of the quarterly valuations process for the REIT's portfolio including liaising with external valuers, providing them with portfolio information and assessing the accuracy of their outputs. I was integrally involved in the collation of data for and preparation of investor relations material pertaining to Hibernia's half-year and full-year results calls. Various other tasks I performed included conducting research into the Dublin property sector and the wider Irish and global economy for investment committee and investor relations packs while also compiling in-depth reports to investigate the validity of investment theses under consideration by the company. Finally, I conducted regular strategic modelling exercises on the in-place portfolio to monitor its performance versus underwritten values and taking into account prevailing market conditions.
